What Is The Importance Of Vitamin D? A Basic Guide

Did you know that more than 4 out of 10 Americans have a vitamin D deficiency?

The benefits of vitamin D can’t be stressed enough when it comes to our health. This is why it’s essential for everyone to be more mindful of how much vitamin D they’re getting each day.

So what is the importance of vitamin D, exactly? Keep reading to learn what this superhero nutrient does for your body.

Vitamin D Keeps Your Bones Strong

Vitamin D is most known for its ability to help keep our bones strong as we age. While calcium usually gets most of the credit for this job, calcium can’t work without vitamin D present in the body. If calcium is the key to strong bones, then you can think of vitamin D as the lock that gives calcium access to the bones.

It Protects Your Mental Health

There’s a reason why lots of people suffer from seasonal depression in the winter when they can’t spend time outdoors. One of the best vitamin D benefits is being able to improve your mood while reducing your risk of developing depression. Being diligent about getting enough vitamin D each day, especially if you’re spending lots of time away from the sun, will work wonders for your mental health.

Vitamin D Is Good for Your Heart

Heart disease is the top killer in America and many researchers have noticed low levels of vitamin D in people who have high blood pressure. While more studies are needed to understand the correlation between vitamin D and heart health, it’s reassuring to know that getting enough vitamin D can help keep your blood pressure ideal.

You Can Maintain a Healthy Weight

Losing weight goes way beyond diet and exercise alone. This study revealed that participants who took vitamin D supplements were able to lose more weight than those who were given a placebo instead. If you’ve been trying to reach your goal weight, then vitamin D may help you get there sustainably.

How to Get More Vitamin D

Vitamin D is also known as the sunshine vitamin because our bodies are able to produce it when our skin is exposed to the sun for at least 15 minutes each day. From unpleasant climates to busy schedules indoors, it’s not easy for many people to make their own vitamin D.

Other ways you can get enough vitamin D include buying fortified foods like cereal, eating fatty fish and eggs, and also taking the best vitamin D supplements like Vitamin D Tablets From Vitabiotics.

A Guide To Keeping A Landscaped, Beautiful Yard All Year Long

Are you thinking about giving your yard a makeover? Do you wish you could maintain a beautiful yard all year round, no matter the weather?

If your answer to either of those questions is “yes,” don’t worry. Keeping your yard beautiful all year round is easier than you might think!

There are plenty of plants, decorations, and landscaping practices that can keep your yard and garden sustainable. Even if you are brand-new to landscaping and gardening, you can still find the perfect system for your lawn.

Keep reading, and we’ll give you all the landscaping tips you might need to keep your lawn looking great all year round.

Every Landscaped Yard Is Different

It is up to you to design the perfect landscaped backyard or front lawn. Every homeowner is different, and everyone’s lawn needs to be different to suit their individual needs.

Your landscaped yard should be designed with your expertise and schedule in mind. If you are passionate about gardening, you can focus your attention on planting a unique arrangement of flowers or fruits and vegetables, or both.

If you work full time and take care of kids, you may want to design a more low-maintenance garden. It is important to keep your expectations realistic so that your landscaped yard can thrive.

You should also design your lawn based on your individual values and aesthetic sensibilities.

For example, if environmental sustainability is one of your priorities, you may want to plant an organic lawn.

If you like the rustic, wild look, you can choose grasses and plants that will grow big and tall and threaten to engulf your house. If you like lawns that are highly sculpted and meticulously cared-for, you can design your lawn with that in mind.

Your lawn and garden are yours for a reason. Don’t compare your landscaping to that of your neighbors, your friends, or anyone else.

Give Your Garden a Makeover

When you’re revamping your lawn, you might as well give your garden a makeover while you’re at it. In most areas of the United States, the best time to plant a new garden is in the spring after your last frost.

If you want, your garden can be the centerpiece of your lawn. You can primarily grow flowers, or you can grow fruits and vegetables. It all depends on whether you want your garden to be purely aesthetic, or functional too.

Regardless of what purpose you want your garden to serve, giving your garden a makeover can completely transform your lawn.

Let’s break down some of the easy ways that you can give your garden a makeover this year.

Plant Year-Round Greenery

If you want your garden to stay green and fresh all year round, consider planting evergreen trees and shrubs. These pieces won’t turn brown when it snows or lose their leaves in the fall.

Planting evergreen trees and shrubs, such as the American Arborvitae, will keep your garden colorful all year round. Plus, there are evergreen trees and shrubs that are indigenous to almost every region in the U.S.

Year-round greenery requires minimal maintenance and will make great statement pieces in your garden. It is always a good idea to design your garden around some larger trees or shrubs.

Plant New Grasses

There are many types of grass that will keep their color all year round. When you’re giving your garden a makeover this year, consider planting some resilient and colorful grasses.

Grasses require little maintenance compared to some other plants. They only need to be seeded, watered, and cut properly.

The right type of grass can completely transform your lawn and garden. Think of your grass as the canvas that the rest of your plants will sit on top of.

You can’t make a beautiful painting without the right canvas, and you can’t keep your lawn beautiful without the right grass.

Plant For Your Region

When you’re designing your new garden, keep your region’s climate and indigenous plants in mind. You can often plant things that don’t naturally grow in your area, but it will always be more difficult to maintain them.

Plus, growing indigenous plants can be beneficial to the wildlife and food chain of your area.

Trees and flowers that naturally occur in your region are more likely to successfully pollinate and grow on their own. This can be great for local plants, insects, and even small animals such as squirrels.

If you live in a more rural area, this is especially important. Metropolitan areas are already fairly disrupted as far as wildlife goes. If you live out in the country, you can have a real impact on your local ecosystem.

Maintaining a Beautiful Garden

So, you’ve completed your garden makeover. What do you do next? Maintaining your garden is even more important than planting it in the first place.

That is why it is vital that you plant a garden that you can maintain. If you have the means, you can also always hire outside help to care for your lawn and garden for you.

Regardless of who is doing the maintenance, you must make sure that you take proper care of your lawn. If your lawn is not properly maintained, it is more likely to turn into an expensive problem later on.

Keep reading, and we’ll break down a few tips for maintaining your new lawn.

Mow and Water Your Lawn the Right Way

The first step to keeping your lawn healthy all year round is cutting it properly. Your lawn is a lot like your hair; if it isn’t trimmed regularly, it won’t grow in a healthy way.

The way you trim your lawn is important too. You should make sure you cut your grass with sharp blades. You can get your lawn mower’s blades sharpened by professionals.

According to the folks at RDS Lawn Care, you should sharpen your lawn mower’s blades twice a year. Dull blades will rip your grass unevenly, which can lead to grass diseases.

You should also make sure that you water your grass, especially if you live in an area that is prone to droughts. Each variety of grass is different, and some need less water than others.

Regardless of what type of grass you have on your lawn, it is most important that you give it the individualized care that it deserves. Just like every lawn is different, every type of grass has different needs.

If lawn care is a little out of your depth, hiring a professional lawn care service can really help you out.

Address Weeds Immediately

Another vital part of lawn maintenance is taking care of weeds. You might think that a small patch of weeds isn’t a big deal, but that could not be further from the truth.

As soon as you see any unwelcome visitors in your garden, you should pull them aggressively. With most weeds, if you give them an inch, they’ll take a mile.

The same rule should apply to unwanted insect visitors too. Many insects are harmless and even welcome in your garden, but some can do serious damage.

Before you plant anything, you should do your research about what insects you may see, and how to handle them. You should also stay informed about what kinds of weeds are most likely to pop up in your area.

Feed Your Lawn 4 Times Per Year

As a general rule, you should feed your lawn four times a year, or once every season. Of course, depending on the climate you live in, you may not be able to do that. The closer you can come to following this rule, the better.

You must do your research and figure out which seeds and fertilizers are right for your lawn.

Remember, a healthy lawn means a healthy and beautiful garden. The better you take care of your lawn, the better your entire home will look. Feeding your lawn frequently throughout the year is the best way to make sure it stays healthy year-round.

Follow the Trends

If you need a little guidance for your landscaping makeover, you can always consult with landscaping trends. Of course, some of these trends may go out of style, but that’s where your personal taste comes in.

As long as you implement these landscaping trends with a refined eye, you won’t need to worry about your lawn becoming out of date.

Let’s break down a few of the hottest landscaping trends right now.

Low Maintenance

If you don’t have time to take care of an intricate lawn or garden, you’re in luck! Low maintenance lawns are in this year.

Since the world was turned on its head by a pandemic, low-maintenance, lifestyle trends are hot in general. Everyone has realized how important it is to take care of themselves, and that includes making it easy to take care of their homes.

The most stylish lawns this year will look refined and beautiful, but not high maintenance. You don’t need any intricate gardening tools, fancy turf, or huge sculptures.

All you need is a lawn that looks neat, tidy, and fun.

Sustainability

Environmental sustainability has been hot for years, and it keeps getting hotter. As we mentioned earlier, you can always get an organic lawn if you want to really commit to this cause.

However, there are lots of other ways to keep your lawn sustainable and healthy for the environment. For instance, low-water landscaping is one of the hottest lawn trends of 2021.

Since droughts have been more common in recent years than ever before, many homeowners have been unusually conscious of their water consumption.

This is certainly something you should keep in mind when designing your garden, especially if you live on the West Coast of the United States.

Quality Over Flashiness

Along with healthy, low-maintenance lawns comes a new appreciation for quality plants and wildlife. You don’t need to curate a flashy lawn just to impress the neighbors anymore.

On the contrary, you may be more likely to attract sideways looks if your lawn looks too high-effort.

We are in an era of comfort and self-care. The most trendy lawns right now are cozy and natural yet elegant. While trends are fleeting, of course, you can rest assured that a lawn of this kind will never really go out of style.

Add Unnatural Elements

Once your garden and lawn are in great condition and you’ve mastered taking care of them, why not add a few man-made elements to your lawn? Fountains, sculptures, and beautiful fences all make great additions to a front lawn.

With man-made elements, less is often more. We’ve all seen a lawn where someone went overboard with unnatural decorations. We don’t like to gossip, but it can certainly look a little tacky.

Your lawn and garden should always be the star of the show. After all, you’ve worked hard on them!

However, there is nothing wrong with accenting your lawn and garden with a few man-made decorations that match your personal style.

Keep a Beautiful Yard All Year Round

Keeping a beautiful yard all year round is much easier than you thought, isn’t it? As long as you follow these tips, you can’t go wrong.

Remember to keep up on lawn maintenance with a routine that is realistic for you. Taking care of your lawn should be fun and relaxing.

8 Signs You’re In Need Of Roof Repair Services

Roofers built the roof of your home to endure at least ten years of usage. However, fallen trees and extreme weather can shorten this timeframe. Also, animal activity and other external and environmental variables may cause premature wear, tear, and damage.

As a result, roofing professionals advise regular roof repair services. You should at least get your roof checked once a year at the very least. And, it’s advisable to get your roof checked more often if it’s older than five years.

So in this post, you’ll learn about eight signs that your roof needs to be repaired. By spotting these indications, you might prevent further damage, which can cost a lot.

1) Leaks in Your Roof

The first and most obvious indication that your roof needs repair is if it’s leaking. Water damage occurs over a gradual period as a result of snowfall or rain causing leaks.

Check for stains on your ceiling and walls. Stains on the ceiling and walls happen when roofers use improper flashing installation and employing low-quality metal flashing or ice damming. And if you don’t get someone to address the situation, it can be dangerous.

Also, check for peeling or blistering paint. If there’s poor ventilation in your attic, moisture builds up and causes this type of damage.

Frost in your roof and attic can cause nails up there to look shiny. If you come across these “shiners” on a cold night, it might indicate why your roof is leaking. A simple way to deal with this is to clip the nails. Although, you might need a professional to come to take a look if the problem is too difficult to resolve alone.

2) Dark or Dirty Roof Areas

When granules break off, shingles, dirt, and darkish patches form on the roof. This indicates that you should replace the shingles, as they have aged.

Dark areas on the roof indicate algae or moss development, which you should remove as soon as possible. Moss development, which causes frost damage to the mineral covering of most shingles, can contribute to shingle deterioration.

3) Puncture and Holes

Moisture accumulation, leaks, and decay are caused by punctures and holes in your house’s inner structure. A woodpecker, for example, might cause damage to your roof shingles. They scrape and pierce roof materials, causing large holes to appear in your roof.

You should repair large holes and punctures and replace missing shingles as soon as possible. If you don’t deal with these issues, you might let health and safety issues manifest. Plus, later down the line, you could pay a small fortune for a lot more roofing work than you bargained for.

4) Shrinking Roof

Roofers coat all of your roofing materials with a unique membrane. A shrinking roof is when this membrane shortens or shrinks.

This coating protects against extreme temperature fluctuations and other environmental variables. When your roof shrinks, it exposes itself to the elements, causing roof damage. Thus, the quicker you replace this membrane, the less damage may happen to all your roofing materials.

5) Splitting

Splitting is one of the most common roofing problems. Poor roof installation materials and excessive heat are to blame, resulting in a leaking roof. Water can get into your home through splits in the roof.

Examine your shingles for long fractures that run across their surfaces to spot these splits. If you discover this, it’s essential to take care of the problem at once to avoid further costly damage repairs.

6) Granules or Sand in Your Driveway

Gutters can assist you in detecting early roof problems. Roof shingles that are old or broken lose their granule coatings, which wash down the gutters and onto your driveway.

From time to time, examine your driveway to see any unusual deposits of granules or sand. If you do see this type of evidence and are feeling brave, check the roof out with a ladder or through a bedroom window if you can. A safer option is to get a professional in to check your roof.

7) Snow and Ice Damage

Since snow and ice seep and melt behind your roof’s shingles, they may inflict havoc over time. The ice on the roof tends to press on your roof’s flashing or shingles.

Ice can also lift flashing and shingles, creating holes that enable additional ice or water to enter. This can cause irreversible damage to the roof and other home structures.

You can avoid snow and ice damage by repairing a roof in the spring or autumn. You won’t be stranded or caught off guard in an emergency roof repair crisis if you do this.

8) Your Roof Is Aging

The age of your roof influences your home insurance claim. As a result, it’s critical to understand how long your roof will last and when you need to replace it. Roofs tend to endure for 20 years or more with regular repairs. Missing shingles, curling, and dark or filthy patches on the roof are all indicators that your roof is getting older or nearing the end of its existence.

A drooping roof might also indicate that the structure of your roof is weak and decaying. Replacing a roof is a good idea as soon as you realize it is drooping. Otherwise, it may fall apart.

If you’re in Atlanta, consider an inspection appointment with atlanta-roofrepair.com, once you’ve seen the subtle and apparent warning signs. This way, you can see how much time you have before you have to replace it.

7 Tips On Purchasing A Forklift For Your Business

Purchasing a forklift will help move things quickly and reduce warehouse injuries. Also, the forklift will help you move goods higher than your hand can reach. So, with this equipment, you’ll effectively utilize the available warehouse space.

Your only problem is that you’ve no idea the key features to check when shopping for the forklift. Given you’re spending a huge amount of money, you fear buying the wrong forklift. So what can you do to mitigate this risk?

To help you out, here are seven tips on purchasing a forklift for your business.

1. Find Out About Different Types of Forklifts

You need to start by researching the various general classes of forklifts available in the market. You want to know the feature of each class to determine the ideal forklift to purchase. For instance, if you want a battery-powered forklift that uses motor controllers to hoist things, then choose class 1.

The other thing is to check the special features that each of these forklift classes offers. For instance, you’ll find a flatbed trailer with a piggyback forklift, making it easy to move large volumes. So, you should clearly state your business’s need to decide the ideal type of forklift to purchase.

2. Examine Capacity

You need to check the maximum weights various forklifts can carry to determine the ideal one to purchase. You may assume that the forklift with the highest capacity is the best one to buy. However, this isn’t always the case, as you should choose a forklift’s capacity depending on your needs.

It’s a waste of money to buy a forklift with a huge capacity, yet your business doesn’t handle heavy loads. So, it’s wise you consider your company’s current and future needs when examining the capacity of various forklifts. If you’re uncertain about the ideal capacity to pick, consult a reputable forklift manufacturer.

3. Used vs. New Forklifts

The other thing is to compare the cost of buying a used vs. new forklift. It’s obvious that a used forklift will be cheap, but you need to check other costs. The reason is that the used forklift may keep breakdown and it’s costly to keep repairing it.

So, the safe bet is to buy a new forklift although you’ll spend more money. You want to avoid the headache of inspecting and repairing the used forklift. So, strive to find a reputable forklift manufacturer who offers amazing deals for new forklifts.

However, if you insist on buying a used forklift, find an expert who’ll inspect it before making the payment. You want to get a comprehensive report on the condition of the used forklift. Besides, the experts will help you know the value of the used forklift and avoid overpaying.

4. Compare Propane Forklifts with Electric Forklifts

The other thing is to check the pros and cons of buying propane vs. an electric forklift. The propane forklifts are cheaper than the electric ones. However, the propane forklifts are noisy and have a high maintenance cost.

On the other hand, electric forklifts have fewer moving parts, so they’re easy to maintain. Besides, the electrical forklifts are quiet and reduce environmental pollution. So, if your business can afford it, you should go for an electric forklift.

5. Decide Whether to Rent, Lease or Buy the Forklift

When comparing forklift costs, many business owners only consider the buying options. That’s why most of them end up being discouraged when they discover the high cost of buying a forklift. Some allocate a huge portion of the business’s budget to purchasing a forklift and are left with no money for other expenses.

The smart approach is to compare the cost of buying versus leasing versus renting a forklift. So, you’ll go for an option that is favorable to your business. For instance, if you only need a forklift for a limited duration, then opt to rent it instead of buying.

6. Learn the Maintenance Requirements

The forklift maintenance plan is the other thing you’ll need to check to decide the best one to purchase. Some forklifts are cheap but’s it’s a nightmare to maintain them. You’ll have to keep maintaining them after a few days to prevent breakdowns and enhance safety.

So, you should strive to find forklifts that are easy to maintain. You’ll, however, ask how you’ll know the maintenance needs of a given forklift before buying it. Most companies selling forklifts are reluctant to disclose information about maintenance requirements.

So, to get this information seek the recommendations of other companies using forklifts. You want to learn from them the maintenance requirements of their forklifts. So, with this information, you’ll find the perfect forklift to purchase for your business.

7. Check the Availability of Parts and Accessories

Before you buy a forklift, you need to check the accessories and the parts you’ll need. You want to check the availability of these products and the costs. The ideal situation is when you can access these parts and accessories locally and at a fair price.

Also, look for forklifts that are easy and fast to repair when the need arises. So, you’ll need to find experts who you can trust to offer reliable forklift repair services.

Simplify Purchasing a Forklift by Knowing the Key Things to Check

Knowing the right things to check will make purchasing a forklift for your business easy. You need to compare different types of forklifts to decide the perfect one to buy. Also, you should check the forklift’s capacity and maintenance plan.

The other thing is to decide whether to buy or lease the forklift for your business. In addition, you need to decide whether to buy a new or a used forklift. You’ll go for the alternative that’ll not cause too much financial strain on your business.

Investing in real estate is a great opportunity to earn passive income while you are diversifying your portfolio. However, if you are unfamiliar with real estate investments, you may find that you make real estate investment errors and lose out on your potential earnings.

By learning more about real estate investment strategies, you can make better investments and avoid these mistakes. Do you want to learn more about how you can’t the best return on investment in real estate? Keep reading these seven common real estate investment errors that you should avoid.

1. Jumping in Without a Plan

One of the biggest mistakes that people make when they are considering investing in real estate is jumping in without any type of investing strategy. While real estate investments seem relatively simple, there is a lot of thought and planning that goes into it.

You have to be sure that you have a plan and that you have done the proper research before you start investing in real estate. When you are underprepared, you may find that you are drowning in responsibility and are not able to figure it out.

2. Underestimating Other Costs

Something that prevents many people from investing in real estate is the cost. While a house or other rental property is an expensive investment, many people do not understand the other costs associated with investing in real estate.

You will likely have to do a lot of maintenance and repairs to make your property ready for tenants to rent.

Especially in older homes or buildings, you will find that there are a lot of big things that need to be repaired or replaced. Make sure you identify each of these things before buying your property to be sure that you can afford to make each of these repairs.

3. Not Knowing Your Target Market

When you are buying a rental property or another type of investment property, you want to be sure you know your target market. Understanding the needs of your target market will help you identify what changes need to be made.

It will also help you identify the right location for your property. For example, if you are looking to rent or flip a single-family home, you will want to buy a property that is close to schools and parks, has a good backyard, and has plenty of street parking.

Make sure you understand your target market and know what they are looking for in a house or in other types of property.

4. Not Researching The Location

It is also vital that you research the potential locations of your investment properties before you jump in.

Choosing a good location will determine what kind of renters you will attract, how much money you can make in rent, and even whether or not your property will appreciate in value.

If you buy a property in an up-and-coming area of town, you will likely get more money from your investment when you sell your property. Even without making any changes to your property, it can appreciate in value and give you a better return on investment.

5. Doing Everything By Yourself

Another huge mistake that many investors make is trying to do everything on their own. While there may be things that you can save money on by not hiring a contractor, a real estate agent, or any other outside help, you may find that it is not as easy as it seems.

Not only can it make your life much more stressful to do everything on your own, but it could also lead to some costly problems down the road.

For example, if you do not have a good home inspector to give a property inspection before you buy your home, you may invest in a property that is more trouble than its worth.

Having a team of contractors and other experts that you trust can make it much easier to diagnose and repair problems with your property and prevent other issues from coming up in the future.

6. Misjudging the Market

While real estate is typically a great investment, there are outside factors that can significantly affect your success. For example, if there is not a demand for rental properties where you are buying property, you will not be able to charge as much rent to your tenants.

Understanding your potential rental price is important to understand before you buy a property as it will impact how fast you are able to repay your loan.

Make sure you do plenty of research on the real estate market in your area before you buy your property.

7. Not Starting

Finally, the biggest mistake that you can make in real estate is not starting. Whether you lack confidence or the knowledge to start investing in real estate, not taking the leap of faith can prevent you from gaining amazing opportunities and achieving success.

4 Factors to Consider When Buying Toys for Toddlers

The toy industry is worth more than $32.6 billion with more and more toys being bought each year. Before you run to the store and start buying toys for your children, you’ve got to do some thinking.

Not all toys for toddlers are good for them, but there’s no need to worry because we’ve done the research for you. Below you’re going to find a list of factors you need to consider as you purchase safe toddler toys.

1. Safety

One of the first things to consider before purchasing lol dolls for sale is the safety of the toy. Toys come with several moving parts that can be hazardous for your child if they place them in their mouths.

You’ll need to ensure before buying the toy that it can withstand the treatment that toddlers use when playing with their toys. Toddlers can be rough, and if the toy isn’t durable this could be dangerous.

Ensure the toy:

  • Isn’t easily broken
  • No toxic chemicals such as lead paint
  • Easy to clean
  • No small parts

You’ll also want to avoid toys that have sharp pieces; in the event your child drops the toy on themselves, they won’t be hurt.

2. Development Stimulation

Toys aren’t just used for playing these days, in fact, several toys can be used for learning purposes. The reason toys for learning are useful is because they stimulate your toddler’s senses without them knowing it.

For example, the lights and sounds on a toy stimulate your child’s sight and hearing. Not to mention these types of toys can help with improving fine motor skills and hand-eye coordination.

3. Offers Variety

It’s no secret that children become bored with their toys quickly. It’s for that reason that when buying toys online you need to look for variety. In terms of variety, this could mean buying a toy that offers a different texture or color.

By doing this you help your child to learn about variety as they continue to get older. The more you expose them to these things, the better they will handle lessons like a change instead of becoming overwhelmed in those situations.

4. Age-Appropriate Toys

Toys for girls vs boys differ in appropriateness depending on the type of toy it is. Before you give your toddler a toy, you’ll want to ensure it’s appropriate for where they are in their development.

If your child is still working on fine motor skills, you don’t want to get them a toy that relies on sorting pieces into different piles. This can be frustrating because they are continuing to work on grasping toys properly.

Toys for Toddlers: Factors to Know

There are several toys for toddlers your child is bound to enjoy, but you’ve got to think carefully before selecting one. Ensure the toy is age-appropriate and helps to stimulate your child’s development.

How To Write A Podcast Script Before Recording Sessions

Podcasts are very popular. Over 155,000,000 people in the USA listen weekly.

If you have a topic that you want to talk to the world about, a podcast is a great way to do it.

Starting a podcast can be a daunting task. You want things to sound natural and conversational, but you also don’t want to find yourself sitting in dead air with nothing to say. To avoid this, you need to develop a conversational podcast script.

Read our short template guide below and learn how to put together a podcast script ready for your first episode.

The Introduction

You may want to open with a sponsor message if you have a sponsor at this time. If this is your first podcast episode, you may not be sponsored yet, but leave this space in the script for future episodes.

Open with a hook. Take something short and snappy from your recording and add it here to entice the listener to stay throughout the podcast. It should only be a few seconds of footage, not more than thirty.

Then you need to lead into the title card or intro music. It is important to have something professional sounding, or if you want to inject some personality, you could make an intro card yourself with a song or jazzy title. Again, this should last no more than 10-15 seconds.

Now you need to write your introduction. What is the podcast episode about? Who are the voices that people will hear? Give a short rundown of the podcast contents so that people know what to expect.

The Content

Once the intros are out of the way, it is time to start writing the first of your podcast topics. Break this down into four key elements: your main point, a secondary argument, supporting data, and a quote. If the podcast is an interview, then turn these four points into related questions on a theme.

You then need to write a segue into the next topic. A segue is a bridge between the two points. It should follow on from the previous topic and lead nicely into the next point.

Use phrases like ‘speaking of…’ and ‘on the subject of…’ and then follow with a related point. They should be smooth and as unobvious as possible, otherwise, they will come across as jarring. Then repeat the process above for your next topic.

The Outro

Once all your topics are completed, you need to segue into your outro. First, you need to thank everyone in your podcast and any guests for attending. You can neatly wrap up the episode topics here.

Next comes a call to action. What do you want your podcast listeners to do? This could be: follow you on social media, download previous episodes, or go to your website to purchase a product or service.

You need to encourage them to do so but not be pushy. Just give them the information of where they can find things. Some of the best podcast hosting may give you tools to help with this.

Here’s What to Do When Your Water Damage Claim Is Denied

A lot of things can damage your home, with wind and hail topping the list. Water damage is one of the other most common reasons that people file a homeowner’s insurance claim. Pipes burst, water heaters leak, and you can even see water damage from flooding if a severe enough storm blows through.

Most homeowners assume that, if they pay their premiums and made good faith efforts at home maintenance, insurance will cover water damage. So, what should you do if your insurance company comes back with a brusk “water damage claim denied?”

Legit Reasons for Denial

There are several reasons why insurance companies may deny an insurance claim for water damage. Some of the reasons are legitimate and some are less so. We’ll start with the legit reason in this section.

One reason for the denial is most insurance companies exclude certain kinds of water damage. Almost all policies explicitly exclude flooding from the coverage, which is why many homeowners carry a specific flood insurance policy.

If your sewer backs up or your sump pump, there is a good chance that your policy doesn’t cover that either. If your home suffers damage from these sources, you’re probably on the hook for covering the repairs.

Gradual Water Damage

Insurance companies throw the term gradual water damage around a lot. As the homeowner, keeping your home in good repair is a prerequisite for coverage. If you allowed a leak to cause damage in your home for weeks or months without getting a repair, that’s your fault and not the insurance company’s problem.

At least, that’s the way they’ll put when denying your claim. Unfortunately, many insurance companies will just use that as an excuse not to pay.

Gather Evidence

Once the insurance denied a water damage claim, you should gather evidence. In fact, you should gather evidence in advance. Take a lot of pictures of the cause of the damage and the damage itself.

Get copies of your utility bills as well, as these often help prove that you didn’t ignore a leak for months. If your bills didn’t change, it likely means you didn’t ignore a leak.

Talk with a Lawyer

In the face of home insurance denying the claim for water damage, you’ll want help from a lawyer who handles this type of case. They’ll know what kinds of pressure they can bring to bear on the insurance company to get your claim covered. You can learn more here.

Water Damage Claim Denied? Take Action

If you get a water damage claim denied, it’s not necessarily the end of the story. Fighting over legitimately excluded problems like flooding or a sewage backup is probably a lost cause.

If your damage didn’t come from an excluded source, you can do something. Gather evidence in the form of pictures and utility bills. Then, speak with a lawyer who specializes in insurance claims.

5 Reasons Why Credit Score Matters More Than You Think

You’ve found the house of your dreams. It’s time to head to your bank to try and apply for a loan. After spending a few hours at the bank going through the process, you walk away disappointed.

Your credit score is too low for you to get the mortgage. The only way the bank is going to help you is if you can come up with a sizable downpayment. Don’t feel bad.

This happens to a lot of people. Getting a housing loan isn’t the only importance of credit. You can get turned down for a lot of stuff without an outstanding score. Keep reading to learn more.

What Counts as a Good Credit Score?

Before we talk about the importance of a good credit score, let’s discuss what you need to shoot for. Most people consider anything above 670 to be a good credit score. Anything less than that is fair.

If your score ranges between 300-579, that’s a bad score. You’ll need to improve it if you want to be able to take out a loan or do anything substantial.

If you want to go above and beyond, try to get your score in the 700-850 range. It will take a lot of hard work, but as you’re about to see, it will pay off.

1. Lower Intrest Rates

You can’t borrow money without getting hit with an interest rate. It’s a percentage that the lender charges a person for borrowing money. It’s connected to your credit score.

If you’ve got a good credit score, you can get away with paying the minimum interest rate. This gives you more money in your pocket to pay the actual loan off.

2. You’ll Have a Better Chance for Loan Approval

Many factors go into the loan approval process. You could have a 670 credit score and still get turned down for a car loan by Plenti because you have a repo or two on your record.

Lenders want to make sure that you can pay off what you borrow, so they’re going to consider your debt and your current income. This being said, having a good credit score will at least increase your chances of getting the loan.

3. Higher Loan Limits

Even if you have a bad credit score, there’s a chance that you will qualify for a loan. The thing is, you won’t be able to borrow that much.

If you have a history of not paying stuff back, the bank isn’t going to want to give you a lot. Where you could have gotten a credit card with a 1,000 dollar limit, you’re stuck with a 300 dollar one.

You can improve your credit score and renegotiate with the bank later to get a higher limit. If you’ve been diligent about your payments, you’ll have power in this regard.

4. Avoid Security Disposits

You can save a lot of money on the latest cell phone by getting a contract with one of your local cell phone providers. They might not be willing to work with you, though if you’ve got a low credit score.

This will leave you with no choice but to go with a pre-paid phone. The bill each month won’t be that bad, but the initial price of the phone will be murder on your wallet.

It’s either that or put down a sizable security deposit with the cell phone provider. That’s the only way you’re going to get around having a poor credit score.

The same goes for utility companies. If you relocate and you have a bad credit score, you may have to pay a 200 dollar security deposit to open an account with your new local power company.

5. It Will Be Easier to Rent a House or Apartment

Speaking of relocation, renting a house or an apartment can be a bit difficult if you have a low credit score. Many landlords run a financial background check before they’ll hand you the keys to a place.

This includes looking over your credit history. If you have a low score that was caused by a previous eviction or missed rent payments, it will hurt your chances.

How to Build a Good Credit Score?

Now that you know the importance of credit history, the question is, how do you build it? If you haven’t taken out a loan or credit card, you’re not on the board yet, and no credit can be as damaging as bad credit.

Lenders need something concrete to go off of if they’re going to approve you for anything. Here are a few small ways you can build your credit that is relatively low risk.

Secured Credit Card

The easiest way to build up your credit history is by getting a secured credit card. You’ll make a one-time cash disposit on this card. This disposit will determine your spending limit.

You can use this credit card the same way you would use any other. Get whatever you want as long as you can make the minimum payments.

When choosing a secured credit card, you want to make sure that it sends reports to Experian, Equifax, and TransUnion. This will ensure that you actually build a credit history by keeping up with your secured card.

Use a Credit Builder

There are credit builder loans that do pretty much as advertised. It’s a loan that you take out with the intention of building your credit history with it.

Once you take out the loan, it won’t go into your bank account until you pay it off. Another option is to get a secured loan with your bank. The interest rate will be pretty high, but if you can make regular payments, it will have a positive effect on your credit score.

Ask Someone to Be an Authorized User

If you can trust a person to make regular payments on their credit card, you can ask them if they can make you an authorized user. By doing so, it will put the card’s payment history on your credit.

That’s why we said that you should only do this with someone you trust. If they go wild with the card and don’t make their minimum payments, it will hurt both of you.

Pay Your Bills

Some rent-reporting services will allow you to build your credit by simply paying the bills that you’re already paying.

Keep in mind that not all of your utility bills will work this way, but enough of them should where it will make a significant difference to your credit report.

Improve Your Credit

Let’s say that you do have a history, but that history is bad. Until you take a minute to improve your score, you’re not going to be able to get a loan or do much of anything.

Check for Errors

The first thing you should do when you’re turned down for a loan is to check your credit report. If someone’s taken your identity and run wild with it, there may be some debts that you don’t recognize.

You’ll be able to dispute these inaccuracies and maybe even get them taken off your record. If this happens, your credit score should jump up.

Pay on Time

Even if you’re only a few days late on a payment, it can hurt your credit score. If you do have any missed payments, get them current as soon as you can.

That goes for your debts that are in collections as well. Paying them off won’t get them off your credit report, but it still helps.

If you’re having trouble paying, contact the loan company. They would rather work with you than send your bill to collections. They might be willing to negotiate lower payments during your hour of need.

Reduce Your Debt

The next step is to reduce your debt. Sit down and look at what you’re dealing with. You can either tackle the smallest loan or concentrate on knocking out the one with the highest interest rate. Both will do wonders for your score.

Do your best not to take out a loan to tackle another loan. This will put you further down the debt rabbit hole. You also shouldn’t close a current credit card to reduce your debt.

The True Importance of Credit

What is the importance of credit? Without a good score, you won’t be able to get a house or take out a loan for the things that you need.

The good news is that there are ways to fix your score if it’s on the low side. Take the time to pay off your debts and use a secured loan to build your credit. Visit our blog for more ways to sort through your finances and get started with patching up your score.

The Benefits Of A Toronto Luxury Real Estate Investment

Toronto real estate sales are on fire, with over 400 properties valued at over $4 million sold in the first half of 2021. That’s a 300% increase when compared to 2019.

Buyers from both home and abroad are embracing the luxury real estate trend, thanks to low post-pandemic interest rates. So, if you’re considering buying real estate in Canada, turn your gaze toward Toronto.

Here’s what you stand to gain when you invest in a luxury Toronto home or condo.

Luxury Toronto Real Estate Is Booming

From the above, it’s clear that Toronto’s luxury real estate market is growing at previously unseen rates. That means you can sell the home you buy today at a huge profit down the line.

Some experts reckon that Toronto real estate can bring a higher ROI than traditional stock market investments. What’s more, it doesn’t look like this real estate bubble is about to burst any time soon.

Toronto’s housing supply isn’t keeping up with the city’s population growth either, which should keep prices high for some time.

People Are Flocking to The 6ix

Many property investors look at their luxury homes as a way to earn extra income from rentals.

This is a great option in Toronto, which is growing rapidly.

Forecasters predict that around 1.2 million people will move to Toronto within the next three years. About half of those will buy a home five years from then.

So, if you’re the proud owner of a home that’s steadily increasing in value, you could land a tidy profit.

Since 2019, Toronto’s been one of Canada’s fastest-growing cities, and it has the second-fastest-growing metro in North America. Now, as immigration and education opportunities increase post-Covid, it’s bound to pick up even more steam.

The East Harbor development, a growing tech industry, and high-profile tech companies moving into the city are sure to increase the influx of newcomers, even more, pushing the demand for rentals.

As it is, Toronto has high rental rates, so you can easily use this income to pay down your mortgage.

Premier Properties Bring Financial Gains

When you buy a luxury property in Toronto, you’re doing yourself a huge financial favor.

Although you might view your mortgage as a grudge payment in your monthly budget, it does have a major benefit. Your mortgage is, in fact, an asset because it proves you have a high-value asset. When you pay exorbitant rentals on a luxury home, you have nothing to show for your hard-earned cash.

A luxury property automatically increases your assets and your net worth. By keeping your mortgage payments up to date, you’ll also improve your credit score and enjoy better buying power.

Canada has strict lending practices, that prevent you from thinking with your heart instead of your head when it comes to taking out a mortgage. So, you know you’re protected from undue financial strain.

If you choose to live in your luxury Toronto home, you could get out of paying capital gains tax on the appreciated value of the property.

Space Plays a Big Role in the ‘New Normal’

According to this real estate firm, buying a property is a highly personal event for homeowners. So, if you’ve got a long list of priorities for your ideal home, what better way to fulfill them all than by looking at Toronto’s premier properties.

Large homes come with a wide range of sought-after customizations and plenty of room to incorporate the home improvements you need.

In recent times, people’s priorities have changed. Now everyone wants a home office, state-of-the-art entertainment areas, and a personal gym.

When you look at high-end real estate, you may even find exactly what you’re looking for, without having to resort to expensive and inconvenient alterations. You might pay more at the outset for a luxury home, but you’ll save on refurbishments and upgrades.

Luxury Properties Have the Best Suburban Benefits

Naturally, luxury properties exist in good neighborhoods with plenty of upmarket options for entertainment. When you live in a luxury home, there’s a good chance some of Toronto’s finest restaurants, theaters, and galleries are close by.

The best neighborhoods also offer better security, so you can enjoy a night out on the town without worrying about a burglary at home.

If you’re renting out your luxury property, these top features mean you’ll have no trouble finding tenants to rent from you either.

Some of the trendiest neighborhoods in town include:

  • Bridle Path-Sunnybrook-York Mills with its parks and green spaces
  • Rosedale-Moore Park home of beer tastings, swish clubs, and bars
  • Casa Loma for museums and harbor tours
  • St. Andrew-Windfields, with its New York vibe
  • Yonge-St. Clair, where there are plenty of parks and restaurants

Home in these areas fetch well over $1 million each, and they’re getting more expensive all the time.

Tips for Buying the Best Real Estate Investment

Are you intrigued by the idea of owning a luxury home in Toronto? These are the best tips for getting your money’s worth:

  • Choose the cheapest home in the best area
  • Look for neighborhoods where prices are on the up
  • Consider resale condos known to perform well in the market
  • Keep tabs on future developments that could add value in the future

Whether you’re an experienced real estate investor or a first-timer, it’s vital to work with an expert local real estate agent when considering your options.

Making Great Choices

If you’re considering investing in Premier Toronto real estate, so you can enjoy these benefits, there are three things to keep in mind. Neighborhoods, prices, and potential future worth are the major aspects to look at before you settle on the ideal luxury asset for you.
